Yes. Supplies, cloths, vacuums, and equipment are included in every quote with no surcharge. If you want a specific product used on a particular surface — a stone-safe cleaner for natural stone, something fragrance-free for a household member with sensitivities, or your own preferred brand — leave it out and tell us, and we will use it there. Natural stone and unsealed wood are worth flagging specifically, since the wrong product can dull or etch them permanently.
Flat rate, in writing, agreed before we start. You describe the space on the phone, we give you a ballpark immediately, and we confirm a written number before anything is scheduled. If the job turns out materially bigger than described, we call you before doing extra work rather than adding it to the invoice afterward. We do not bill hourly for standard residential or commercial work, because hourly pricing puts the risk of a slow visit on you instead of on us.
General liability coverage is being placed and is not yet bound, and we are not going to claim otherwise on a website. When the policy is active we will say so here with the carrier and effective date, and we will provide a certificate of insurance on request — which is what any commercial client should ask for from any vendor before signing. If proof of insurance is a requirement for your building or your property manager, call and ask where that stands before you schedule.

Illness, vacation, and route changes mean we cannot promise it absolutely, but your preferences are documented for the property so a substitute crew is working from your notes rather than guessing.
