Janitorial service in York, PA is priced on three things: square footage, how often we come, and how much of the building is hard-floor versus carpet. A 4,000 square foot office cleaned three nights a week is a different contract than the same building cleaned once a week, and we quote it per visit in writing rather than by the hour. Call and describe the building and we will give you a ballpark on the phone before anything is scheduled.
Every recurring janitorial visit includes the work that keeps a building presentable and keeps your staff from doing it themselves:
What is not included unless you ask for it: carpet extraction, floor stripping and waxing, window exteriors above ground level, post-construction debris, biohazard cleanup, and supplying your paper goods and soap. Those are all available, they are just quoted separately so your recurring invoice does not move around month to month.
Most York County offices we quote want cleaning after close, which for this market usually means a start between 5pm and 9pm. Medical and dental suites often prefer early morning before first appointment. Retail and restaurants tend to want overnight. We build the schedule around when your building is empty, because cleaning around occupied desks is slower, more disruptive, and produces a worse result. Tell us your hours and we will tell you what slot we can commit to.
Hard water shows up on commercial fixtures faster than people expect. The limestone geology under York and Adams County produces hard water, and in a restroom used by fifty people a day the scale on faucets, flush valves, and urinals builds visibly within weeks. Wiping it does nothing. It needs a periodic acidic descaling pass, which we build into the recurring scope rather than letting it accumulate until the fixtures look permanently stained. Most janitorial bids in this market do not mention it at all.
Food and manufacturing facilities have a different bar. The Hanover corridor in western York County has a dense concentration of food manufacturing and warehousing, and the office and common areas attached to those plants are often subject to the same audit expectations as the production floor — documented cleaning frequency, color-coded tools to prevent cross-contamination, and no ammonia-based products near food-contact zones. If your building is audited, tell us during the quote so we scope it correctly. We will be straight with you about whether we are the right fit; production-floor sanitation is a specialist trade and we do not pretend otherwise.
Professional offices, medical and dental practices, physical therapy and chiropractic suites, law and accounting firms, churches and fellowship halls, daycare and preschool facilities, retail storefronts, salons, fitness studios, auto dealerships, and the office and warehouse portions of light industrial buildings. If your building is outside that list, call and describe it.
We quote per visit, then multiply by frequency. That means you can see exactly what a move from twice a week to three times a week costs before you commit, and you can scale back without renegotiating the whole agreement. There is no long-term contract requirement and no early termination fee. If the building changes — you add a suite, you lose a tenant — we requote that portion rather than leaving a stale number on the invoice.
Recurring commercial cleaning in York County is generally quoted between $0.08 and $0.16 per square foot per visit for standard office space, with the lower end applying to larger, open-plan buildings cleaned frequently and the higher end to small suites with a lot of restrooms and hard floor relative to their footprint. A 3,000 sq ft office cleaned twice weekly commonly lands in the $300 to $600 per month range. Those are ranges, not quotes — the only way to get a real number is to tell us the square footage, the floor mix, the number of restrooms, and how many nights a week you want us. We put it in writing before you commit.
No. We write recurring janitorial as a month-to-month service agreement with a 30-day out on either side. Long lock-in contracts exist in this industry to protect the cleaning company after it underbids a building, and we would rather price the building correctly the first time. If service slips, you should be able to leave without a penalty clause. The agreement does spell out the scope, the frequency, and the per-visit price so there is no argument later about what was included.
We can, but by default we do not, and that is deliberate. Consumables are a pass-through cost with a wide price range, and bundling them into a janitorial invoice is a common way to pad a bill invisibly. Most clients buy their own through a supplier and we restock the dispensers during each visit at no extra charge. If you would rather we handle procurement, we will quote it as a separate line so you can see exactly what you are paying for it.
We can, and for some buildings it is the only option, but it is worth understanding the tradeoff. Cleaning an occupied floor takes longer, skips desks that are in use, and means running vacuums while people are on calls. If your building empties at a predictable time, an after-hours schedule produces a better result for the same money. For buildings that never fully empty, such as some medical and fitness facilities, we schedule around your lowest-traffic window and work zone by zone.
